Renewable Energy:

This framework ensures compliance with urban development norms while prioritizing sustainable growth, environmental integrity, and community well-being.

1. Access Requirements:

For colonies or apartments with populations up to 1,000, the minimum access road width must be 5 meters. For populations exceeding 1,000, it must be 6 meters.


For low-rise, low-density, or isolated vacation housing projects, access roads may be as narrow as 3 meters, with an overall FAR of 1.0 and a maximum building height of 10 meters.

2. Setbacks and Maximum Heights (Residential):

o Detached Houses
Setbacks vary with plot sizes. For example:

Plots of 150–250 sqm: Front 2m, sides 1.5m, rear 1.5m. Maximum height: 21m.

o Semi-Detached Houses

Setbacks range from 1.5m to 2m, depending on plot size, with a maximum height of 21m.

o Row Houses

For plots of 90–120 sqm, setbacks are minimal on shared walls, with a maximum height of 18m

Bylaws for Development in Hilly Areas

1. Slope and Accessibility

Maximum acceptable slope for development is 45 degrees

Sloping roofs are mandatory for hill areas, adhering to URDPFI and NBC guidelines.


2. Height Restrictions Based on Access Path

Paths < 3m wide (non-vehicular): 10m building height

Paths < 3m wide (vehicular): 13m building height

Paths 3–5m wide: 15m building height


3. Hill Cuts and Plot Layouts:

Hill cuts are restricted to a maximum of 3.5m in height

Plot orientations must integrate with existing infrastructure and natural drainage, ensuring unobstructed water flow and optimal wind direction.

Land Use Distribution

1. Designated Areas:

Residential Apartments: 30–35%

Commercial: 2–3%

Public and Semi-Public: 6–10%

Traffic and Transportation: 10–15%

Parks and Open Spaces: 10–15%

Remaining areas cover setbacks, pavements, and landscaping.


2. Open Space Requirements:

Minimum open/green space allocation is 10%.

At least 5% of the scheme area must be reserved for soak pits.
